Safe, low-pressure soft washing that removes black streaks, moss, and algae — without the damage that high-pressure washing causes. Add years to your roof, not problems.
Those Black Streaks Aren't Dirt
shingle wear. They're not. They're alive.
The streaks are caused by a hardy algae called Gloeocapsa magma — and it feeds on the limestone filler used in asphalt shingles. As it grows, it digests the granules that protect your roof from UV damage. The longer it stays, the more it eats. Over years, it shortens the life of your shingles by a decade or more.
Moss is even more aggressive. It holds moisture against the roof surface, lifts shingles at the edges, and creates entry points for water. In Aroostook County's damp shoulder seasons, moss colonies expand fast — especially on north-facing slopes and under tree cover.
Pressure washing won't fix it. Blasting the roof with high pressure scatters the spores, tears off granules, and shortens the shingle life even faster than the algae would have. The only safe way to clean a roof is soft washing: low pressure, the right cleaning solutions, and the patience to let the chemistry do the work.
That's what we do.
What Roof Washing Removes
A proper soft-wash roof cleaning kills the growth at the source. After the rinse, what's gone:
The dark vertical streaks running down north-facing slopes. Killed at the cellular level — not just hidden.
Removed completely, including the colonies under shingle edges where moss is starting to lift the roof.
The crusty, gray-green patches that grow tight against shingles. Lichen is the hardest of the three to remove and takes the longest dwell time — but it comes off.
The general darkening and dulling that makes a roof look older than it is.
Sticky residue and pollen film, especially under and around overhanging branches.
What we don't damage: shingle granules, flashing, ridge caps, vent boots, skylights, or anything else up there. Soft washing is gentle by design.
The Clean Slate Promise
Every roof we wash is cleaned safely, completely, and to your satisfaction. If anything isn't right when we finish, we make it right. That's the Clean Slate guarantee.
A proper soft-wash roof cleaning kills the growth at the source. After the rinse, what's gone:
We never put high pressure on a roof. Ever. The shingles can't take it, and any company that does is shortening the life of your roof for a quick clean.
Our cleaning solutions are designed specifically for asphalt shingles. They kill algae and moss without harming the shingle composition.
We pre-wet and protect plants, lawn, and landscaping before any cleaning solution touches the roof. The runoff is managed — your gardens stay safe.
Working on a roof is dangerous if you don't do it every day. We have the harnesses, anchors, and training to do it safely without damaging your roof in the process.
Same discount across every Clean Slate service.
We walk the property with you when we're finished. Anything not right gets fixed before we leave.
Soft Wash vs. Pressure Wash on a Roof
This is the most important thing to understand about roof cleaning:
High-pressure water blasts the protective granules off the shingles. Those granules are what shield the shingle from UV damage. Once they're gone, the shingle starts breaking down — and you can see the bare asphalt underneath. Pressure washing a roof can cut years off its lifespan in a single cleaning.
It uses pressure no higher than a strong garden hose. The cleaning solution does the work — killing the algae and moss at the source, so they don't come back as fast. Done right, soft washing actually extends the life of the roof by removing the organisms that were eating it.
If anyone offers to "pressure wash" your roof for a cheap price, that's the warning sign. Walk away.
We look at the roof from the ground and (when accessible) up close. We identify the type of growth, the slopes affected, and any special considerations. Then we quote honestly.
Plants, shrubs, lawns, and any sensitive features are pre-wet and covered as needed. Gutters and downspouts are checked so runoff drains properly.
The roof-safe solution is applied at low pressure and given proper dwell time. This is where the algae, moss, and lichen actually die—not just get knocked loose.
A gentle, thorough rinse from ridge to eave. The dead growth and residue wash off the roof and out through the gutters.
We go over the work with you before we pack up. Roof looks the way it should, landscaping is intact, gutters draining clean. Satisfaction guaranteed—that's the standard.

A properly soft-washed roof typically stays clean for 4–6 years before algae or moss start to return. The exact timing depends on tree cover, roof slope direction (north-facing slopes always go first), and overall property exposure.
Yes — it's the only method that is. High-pressure washing strips the granules off shingles and shortens the roof's lifespan. Soft washing uses low pressure and the right cleaning solutions specifically designed for asphalt shingles.
Not when it's handled properly. We pre-wet and protect plants before any cleaning solution is applied, manage the runoff through the gutters, and rinse the surrounding areas after the job. Done right, landscaping stays safe.
Yes. Metal roofs respond to the same soft-wash method — sometimes with a different solution depending on the finish. We'll evaluate during the free estimate.
Soft washing — done properly — typically does not void shingle warranties. In fact, most major shingle manufacturers (GAF, Owens Corning, CertainTeed) recommend soft washing specifically. Pressure washing, on the other hand, does void warranties on many shingle products.
Less sun, more moisture, longer drying times — perfect conditions for the gloeocapsa magma algae that causes black streaking. It's why north-facing slopes always show damage first.
Yes. Moss requires a longer dwell time than algae, and sometimes a follow-up treatment, but it comes off safely with soft washing. The shingles underneath are unharmed.
Pricing depends on roof size, pitch, accessibility, and the type and amount of growth. Free quotes, always. Veteran and returning customer discount applies.
